Denny Blaine neighborhood is located just north of Madrona and just south of Washington Park. It was developed just after the turn of the century (by E.B. Blaine and Charles Denny) and designed to take advantage of the Lake Washington views by following the curve of the hillsides. It is entirely residential, very quiet and the streets are charmingly “off the grid” pattern of the rest of the city. The neighborhood was originally accessed by a trolley from downtown (early 1900’s). It is full of green space, starting with Denny Blaine Place park with a large public beach and seawall, Viretta Park (next to the former home of Curt Kobain), tiny Triangle park, Minerva Fountain (fondly referred to as “the duck pond” and lastly Children’s Park, on the lakeshore at the east end of Howell Street. 

Denny Blaine is relatively affluent and lies equally close to Madison Park and Madrona commercial districts. 96% of the housing is single family residences, most of which were built between 1900-1939. The median home value is $1,026,000. Most of the homes (89%) are owner occupied. The median age is 47 years old and the median household income is $110,000.

An intangible benefit to living in Denny Blaine is listening to the chimes from Epiphany Church.   Denny Blaine is surrounded by good school options. The public elementary school for the neighborhood, is McGilvra (a highly sought after elementary choice). The Bush School, Epiphany School and The Valley School are all desirable private school options and are within walking distance.
