Madison Park is known for its charming commercial area and waterfront park and beach.  There are grocery stores, flower shops, restaurants, banks, coffee shops, hardware store, veterinary, hair salons, and just about any other retail shop you might desire.  Part of the charm of “the park” is that most every building is just one story.  There is a very personal feel to the street where neighbors stop to chat or sit at a sidewalk café with a beverage. The park itself is filled with playing children, sunbathers and tennis players.

Madison Park is bounded by Washington Park (to the south), Lake Washington (to the east and north) and Broadmoor (to the west).  There is a mix of home styles although the majority of the homes were built before 1939, with a median house value of $800,000.  Most properties are owner-occupant (80%).  The inhabitants are a comfortable mix of young and old.  The median age is 43.  71% of the residents over 25, have a college degree.

Madison Park is also very popular because of its schools.  The public school option of McGilvra Elementary, is a big draw for families.  The Bush School (private, K-12) and Ephiphany School (private, pre-8) are also very desirable.
