Madrona has a casual and diverse feel to the neighborhood.  It offers a vibrant commercial district with a choice of coffee shops, restaurants and retail stores and has become very popular because of the ability to walk to these amenities. The neighborhood is located on the east side of downtown Seattle and is bounded by Leschi neighborhood (to the south), Lake Washington (to the east), Denny Blaine neighborhood (to the north) and the Central District to the west. There are mostly single family homes (83%), many with spectacular Lake Washington views.  The housing stock is predominantly built before 1940 (think Craftsman, Tudor, Colonial and bungalow) and the majority of the properties are owner occupied (80%).  Seventy percent of the residents over 25 have a college degree.  The median age is 43 years old and the median house value is $713,000. 

There is an abundance of access to green space including several small neighborhood parks, recently renovated Madrona playfield, Madrona beach with lifeguards and the newly refurbished trail system connecting the neighborhood to the lake.  In addition there is the Sally Goldmark library, Madrona Dance studio and a Friday Farmers Market throughout the summer months. There are a range of schools nearby (public, parochial and private) including The Valley School (private,pre-5), Ephiphany(private pre-8), St Therese(Catholic K-8), The Bush School (private, K-12) and Madrona (public, K-8). 

Madrona has a relaxed and upbeat feel to it and is very popular because of the views, the proximity to downtown and the Lake and the vibrancy of its commercial district.
